I had the pleasure of working with Conventus on many fix and flip transactions in the last few years. The team was very communicative and the process to getting final approval was quick and seamless, sometimes as little as 5 business days to get a transaction to closing table. Ellen helped secured the best rates and the lowest cost possible. As an investor, this is important as holding cost can add up pretty quickly, and that gross profit margin dwindle away quickly. As a licensed RE agent, Ellen helped get to the closing table with ease. They always goes above and beyond to make sure the whole process is as smooth as possible and most importantly that funding is on time. Looking forward to many more closings with Ellen and Conventus.

Renovation work during the term is not funded. Planning work on the property? That is a fix and flip loan.
Our process
Four stages, from the address you send us to the day the loan pays off. A bridge loan exists to meet a date, so each stage is measured against the date you have to hit.

Send the deal
The address, the price or what you already have in it, and how you plan to get out. We look at the property and the exit you are planning. Not your tax returns.
Close on a complete file
Credit sits in the same building as your Relationship Manager, which is why a deal with a tight or unusual timeline gets a real answer instead of a form rejection.
Hold it for 12 to 18 months
The loan carries the property while you lease it up, line up a buyer or wait for the long-term loan. Work done during the term is not funded, so a deal with a renovation budget belongs on a fix and flip loan, where the rehab money comes in draws.
Take either exit
Sell it and pay off at closing. Or lease it and refinance into a 30-year DSCR loan with no points. Either way, the financing stays with one lender.
One lender for all your deals.
$10B+
Funded across 44 states, on everything from a first flip to a mixed-use building.
Bridge
Up to 90% of purchase, on terms of 12 to 18 months.
Fix and flip
Up to 90% of purchase and 100% of rehab, on terms of 6 to 24 months.
DSCR / Rental
Qualified on the property’s rent, not your tax returns.
Ground-up construction
From lot to certificate of occupancy, with the budget released in draws.
The reason decides the structure
Three reasons investors take a bridge loan, and each one is sized against a different number. Buying, it is the price. Refinancing out of a loan coming due, it is what you already have in the property. Taking cash out, it is what the property is worth today.

Purchase
Buy it now
The seller wants to close before a long-term lender could. The loan is sized on the price, so it moves on the seller’s schedule. Already bought it with cash? A delayed purchase puts the money back on the same terms.
1 to 4 units
90%of price
5 to 29 units, mixed use
80%of price

Rate and term refinance
Exit a loan coming due
Another lender’s term is ending and your next step is not ready. We can lend up to everything you have put into the property, as long as the loan stays within a set share of what it is worth today.
1 to 4 units
100%of cost, 80% of value
5 to 29 units, mixed use
100%of cost, 75% of value

Cash-out refinance
Pull cash out for the next deal
The equity is sitting in a property you own. The loan is sized on today’s value, so a building that has gained value since you bought it carries more of the next purchase.
1 to 4 units

5 to 29 units, mixed use

Frequently Asked Questions About Bridge Loans
What is a bridge loan in real estate?
A bridge loan is short-term financing that carries an investment property from one event to the next: a purchase to a sale, or a purchase to a long-term loan. It is sized on the property and repaid when you sell or refinance. Conventus bridge loans run 12 to 18 months.
How does a bridge loan work?
We lend against the price on a purchase, or against what you have in the property and what it is worth on a refinance. You carry the loan through the term, then pay it off from a sale or a long-term loan such as a 30-year DSCR loan. Renovation costs are not funded. If the plan includes a rehab budget, a fix and flip loan releases that money in draws.
How fast can I get a bridge loan?
As fast as 3-5 business days
What are the requirements for a bridge loan?
Approval rests on the property and your exit. No prior investing experience is required. Your mortgage and credit cards must be current with no late payments in the last 12 months, and there can be no foreclosure or bankruptcy in the past 48 months. Final terms depend on the property and the loan amount.
How much can I borrow on a bridge loan?
Loans go up to $15 million. On 1 to 4 units, we lend up to 90% of the price on a purchase, 80% of value on a rate and term refinance and 75% on a cash-out refinance. On 5 to 29 units and mixed use, the limits are 80%, 75% and 70%.
What are the rates on a bridge loan?
Rates start as low as 7.99% on 1 to 4 units and 8.50% on multifamily and mixed use. Final pricing depends on the property, the loan amount and the transaction.
What types of properties qualify for a bridge loan?
Residential properties with 1 to 4 units, multifamily properties up to 29 units, and mixed-use buildings where at least 60% of the income is residential.
Is a bridge loan the same as a hard money loan?
Both are short-term loans sized on the property rather than on your income. The difference is what the loan is for. A bridge loan carries a property between two events, with a 12 to 18 month term and a planned exit through a sale or a long-term loan.
Do bridge loans work for LLCs?
Yes. Conventus lends to LLCs and other investment entities, which is how most active investors hold their properties.

Tamberyne and the whole crew at Conventus have been top notch so far! As a builder I have been working with traditional banks for the past 12 years, and let me tell you; Conventus is 1000% easier to work with! They have competitive rates, and reasonable fees making the overall cost similar to a bank but with a way smarter approval process (not simply tax return based). I hope to work with Conventus for years to come!

I’ve used Conventus on a few loans now and have been happy on each transaction. They are fast, fund most of the capital needed and their terms are favorable. Will use them going forward.
I recently worked with Austin at Conventus and couldn’t be happier with the experience. From start to finish, he was professional, incredibly responsive, and genuinely invested in finding the best deal for me. It’s rare to work with someone who makes such a stressful process feel straightforward and stress-free. I’d recommend Austin to anyone looking for a mortgage broker who truly has their client’s best interests at heart.
