Georgia Hard Money and Private Lender
for Real Estate Investors

DSCR, fix and flip, bridge and construction loans for investors in Atlanta, Savannah, Columbus and across Georgia, with one Relationship Manager from the first call to the final wire.

Georgia Real Estate Investor Loans

Metro Atlanta prices have held flat for a year while sales slowed, so a Georgia deal is made on the purchase price and the exit, not on appreciation. Investors still bought about one in five Atlanta-area homes early this year, and Georgia flips earned more than the national average. We finance each stage: fix and flip loans for the purchase and the work, bridge loans to buy before the last deal sells, DSCR loans once it’s rented, and construction loans for infill lots and new subdivisions.

Sized to the rent, not your tax returns. We ask one question: does what the property rents for cover the monthly payment, with room left over for you? Atlanta rents have been flat for a year and sit about 10% below their 2022 peak, so we size the loan to today’s rent, not to a recovery. Up to 80% of value on a purchase or rate and term refinance, 75% on a cash-out, fixed for 30 years, and 1 to 4 unit rentals can close vacant or occupied.

We underwrite Georgia flips to the finished value: the scope, the budget, and the sales behind your number. We lend up to 90% of the purchase and 100% of the renovation, capped at 70% of what the property will be worth finished, and release renovation money as the work is done. Georgia flips earned a 25% gross return in the second quarter, ahead of the national 21.5%, but with metro Atlanta prices flat, the resale number is still the one we test hardest.

Bridge Loans in Georgia

Best fit

Buy now, refinance later

For the deal that can’t wait on a long-term loan. Close on the next house before the last one sells, which matters with close to five months of supply in metro Atlanta, or buy a small apartment building with empty units, lease it up, and refinance into a 30-year DSCR loan once the rent is in place.

Construction Loans in Georgia

Exit

Sell or refi to DSCR

Metro Atlanta permits for new single-family homes fell 14% in 2025 and are running about 6% behind again this year, so less new supply is coming to market. We finance infill lots and small subdivisions across the metro and the rest of the state. Build to sell, or keep it and refinance into a 30-year DSCR loan once it’s rented.

What Works Differently in Georgia

Four state rules that change how a Georgia deal closes, what it costs and how it rents.

An attorney closes every deal

Only a Georgia-licensed attorney can close a sale or a refinance, and since 2025 they can run the signing by video.

For your deal: line up the attorney when you go under contract. Their calendar sets the pace of a fast close.

Short-term loans skip a state tax

Georgia taxes a loan when it’s recorded, 0.3% up to $25,000, but only loans longer than 62 months.

For your deal: bridge, fix and flip and construction loans pay none. A 30-year DSCR refinance does, so count it in.

Rentals don't get the tax cap

Georgia limits how fast a home’s taxable value can rise, but only for the owner’s own home. A rental is reassessed at market value.

For your deal: estimate taxes on what you paid, or what it’s worth after the work, not on the seller’s bill.

Tenant rules changed in 2024

Leases now require a home fit to live in, which tenants can’t waive. Deposits top out at two months’ rent, and eviction for unpaid rent needs three business days’ notice.

For your deal: hold repair reserves and add a few days to eviction timelines.

Where We Lend in Georgia

Hard Money Loans in Metro Atlanta

Metro Atlanta homes sell near $388K, the same as a year ago, while sales fell about 11% and supply sits near five months. When prices hold flat, the profit is in the purchase and the scope, not in waiting on the market. Investors still bought about one in five Atlanta-area homes early this year, and rents in the city are flat near $1,540. Our recent closings below run from a $150,000 Kennesaw flip to an $820,000 flip in Sandy Springs, with rentals in Decatur, Acworth and Sharpsburg.

Hard Money Loans in Savannah

Savannah-area homes are listed near $400K, and the typical listing has been on the market about 79 days, 18% longer than a year ago. City rents are down about 5% over the year, near $1,370. The jobs are growing west of the city: Hyundai’s Metaplant in Bryan County and the suppliers on its site employ about 4,400 people, with 8,500 targeted by 2031. Our recent Savannah closings below are a $390,000 flip and a cash-out refinance on a rental.

Hard Money Loans in Columbus and Macon

Columbus had the highest flip rate of any U.S. metro in the second quarter, with 13.6% of home sales going to flippers. Macon ranked fifth at 10.6%, and its flips earned a 47% gross return on a typical purchase near $99,000, close to double a year earlier. Columbus rents rose about 7.5% over the year, near $1,400. A lower entry price leaves more of a flip’s budget for the work. Our recent closings below include a Columbus flip and a Macon cash-out refinance.

Frequently Asked Questions

Quick answers to questions you may have.

Does Conventus lend on 2-to-4-unit and small multifamily properties in Georgia?

Yes. Two-to-four-unit properties and small apartment buildings, from intown Atlanta to Savannah’s historic districts, are among the assets we finance in Georgia, on both fix-and-flip and DSCR terms. The multiple rent streams on a small building make it easier for the rent to cover the payment than on a single-family home at the same price.

We’re flexible based on your deal structure. Our four main categories are fix-and-flip and bridge loans for acquisition and rehab, DSCR loans for the rental hold, and ground-up construction financing. If these don’t fit your deal, reach out and we’ll put something together to get your deal financed.

Yes. DSCR loans qualify on the property’s rental income, not your tax returns. Rents moved in different directions across the state this year: down about 5% in Savannah, flat in Atlanta and up about 7.5% in Columbus. The same purchase price can carry very different rent depending on the city, so we size each loan to the rent the property earns today.

Conventus is a private real estate lender. Investors often use “hard money” as shorthand for fast, asset-based financing that qualifies on the deal instead of a W-2, and that is what we provide, with institutional backing, in-house underwriting, and a local Relationship Manager rather than a one-off broker.

Both. A Conventus fix-and-flip loan finances the purchase and the rehab in one file, with the construction budget released in draws tied to completed work, so you are not carrying the renovation in cash or stacking a second lender.

These are business-purpose loans, so most clients borrow through an LLC, and we can typically close in the entity that holds the deal. We do not lend on owner-occupied primary residences.

Statewide. Activity concentrates in metro Atlanta, including Sandy Springs, Decatur, Kennesaw, Acworth and Lilburn, but we finance deals across Georgia, from Savannah to Columbus and Macon.

On investor timelines, not retail ones. As fast as 5-10 days on a clean fix-and-flip file. Speed comes from in-house underwriting and a Relationship Manager who works your file directly.
