Maine Hard Money Lending
Investors looking for a hard money lender in Maine usually want one thing: financing that qualifies on the deal, not a W-2, and closes on an investor’s timeline.
Maine’s investor market runs the length of the state. Greater Portland and Lewiston anchor the south, central Maine around Augusta and Bangor carries the steadiest rental cash flow, and the midcoast and Down East, Rockland and the Mount Desert Island area, run on higher-value and seasonal single-family. Older housing stock bought and rehabbed, then held or sold, is the signature deal, which is why DSCR and fix-and-flip carry most of our Maine book. Conventus funds these deals from Portland to Down East and the state’s secondary markets, with one Relationship Manager on your file from first call to final wire.

Frequently Asked Questions
Does Conventus lend on 2-to-4-unit and multi-family properties in Maine?
Yes. Single-family and small multi-family, from Portland and Lewiston to the midcoast and Down East, are among the assets we finance in Maine, on both fix-and-flip and DSCR terms. Older coastal and central-Maine stock bought and held as a rental is common here, and the multiple rent streams on a small multi-family make the DSCR ratio easier to clear.
What loan products does Conventus offer Maine investors?
We’re flexible based on your deal structure. Our four main categories are fix-and-flip and bridge loans for acquisition and rehab, DSCR loans for the rental hold, and ground-up construction financing. If these don’t fit your deal, reach out and we’ll put something together to get your deal financed.
Do you offer DSCR loans in Maine, and where do they cash-flow best?
Yes. DSCR loans qualify on the property’s rental income, not your tax returns. They pencil most cleanly in the inland and central markets, Bangor, Augusta, Lewiston, and Old Town, where cap rates run roughly 7% to 9%. In the coastal and resort towns, Portland, Rockland, and the Mount Desert Island area, values run higher and yields compress, so DSCR leans more on appreciation. DSCR does much of the work in our Maine book.
Is Conventus a hard money lender?
Conventus is a private real estate lender. Investors often use “hard money” as shorthand for fast, asset-based financing that qualifies on the deal instead of a W-2, and that is what we provide, with institutional backing, in-house underwriting, and a local Relationship Manager rather than a one-off broker.
Does a fix-and-flip loan cover the renovation budget, or just the purchase?
Both. A Conventus fix-and-flip loan finances the purchase and the rehab in one file, with the construction budget released in draws tied to completed work, so you are not carrying the renovation in cash or stacking a second lender.
Do I need a Maine LLC to borrow?
These are business-purpose loans, so most clients borrow through an LLC, and we can typically close in the entity that holds the deal. We do not lend on owner-occupied primary residences.
Which Maine markets does Conventus lend in?
Statewide. Activity runs from Greater Portland and Lewiston in the south, through central Maine, Augusta and the Bangor area, to the midcoast and Down East coast, Rockland and the Mount Desert Island towns, but we finance deals throughout Maine.
How fast can you close in Maine?
On investor timelines, not retail ones. As fast as 7 days on a clean fix-and-flip file. Speed comes from in-house underwriting and a Relationship Manager who works your file directly.
How do I get a quote or get started?
Call your local Maine Relationship Manager at (800) 204-2705, or submit your deal through the lead form and we will follow up. Bring the address, the purchase price, and the rehab scope or the rent, and we can tell you how it structures.
