Position Description

Full-Time, Hourly, Performance-Based Bonus

Location: Remote

Hourly Rate: $43.00 – $52.00

Conventus is seeking an experienced DSCR Underwriter to join our dynamic team. In this role, you will be responsible for both processing and underwriting real estate investment loans based primarily on property cash flow rather than borrower income. This role manages the loan from initial submission through credit decision, ensuring compliance, accuracy, and efficiency at every stage. The ideal candidate will have deep knowledge of DSCR/rental loan products, be highly detail-oriented, and thrive in a fast-paced, investor-driven lending environment. 

RESPONSIBILITIES 

Loan Processing & File Management 

  • Manage loans from intake through closing, including gathering and verifying required documentation. 
  • Communicate proactively with brokers, borrowers, and internal teams to ensure timely collection of conditions. 
  • Maintain accurate file organization and status updates in the Loan Origination System (LOS). 

Loan Analysis & Underwriting 

  • Review and analyze DSCR loan applications, credit reports, appraisals, leases, rent rolls, and other supporting documentation. 
  • Calculate and verify Debt Service Coverage Ratios based on market rent, actual rent, and underwriting guidelines. 
  • Assess property cash flow, occupancy, and market conditions to determine risk levels. 
  • Apply LTV, LTC, and DSCR thresholds per product and investor guidelines. 

Risk & Compliance Management 

  • Identify potential credit, collateral, and market risks and recommend mitigation strategies. 
  • Ensure compliance with federal, state, and investor-specific lending regulations. 
  • Verify accuracy of third-party reports and ensure all investor and company requirements are met prior to approval. 

Communication & Collaboration 

  • Act as the primary point of contact for assigned loans from submission to funding. 
  • Work closely with capital markets, closing, and funding teams to ensure smooth loan execution. 
  • Provide clear and timely updates to brokers, borrowers, and account executives. 

Process Improvement & Market Awareness 

  • Maintain up-to-date knowledge of DSCR guidelines, rental market trends, and investor appetite. 
  • Suggest process improvements to enhance both processing efficiency and underwriting quality. 

QUALIFICATIONS 

Experience 

  • Minimum 3–5 years of mortgage experience, with at least 2 years in DSCR/rental property loans. 
  • Experience in both loan processing and underwriting; ability to manage a file from submission to closing. 
  • Familiarity with single-family and multifamily DSCR underwriting. 
  • Experience with non-QM, investor loans, and alternative documentation products preferred. 

Skills & Knowledge 

  • Strong understanding of DSCR calculations, rental income analysis, and cash flow underwriting. 
  • Proficient in reading and interpreting appraisals, credit reports, leases, title commitments, and insurance policies. 
  • Knowledge of investor guidelines, loan program structures, and collateral-based underwriting principles. 
  • Advanced analytical skills with attention to detail and accuracy. 
  • Strong organizational and multitasking abilities to handle both processing and underwriting responsibilities. 

Technical Skills 

  • Proficiency in LOS (Loan Origination Systems) and underwriting tools. 
  • Intermediate to advanced Microsoft Excel skills for rent and DSCR calculations.
