Massachusetts Hard Money and Private Lender
for Real Estate Investors
DSCR, fix and flip, bridge and construction loans for investors in Boston, Worcester, Springfield and across Massachusetts, with one Relationship Manager from the first call to the final wire.

Massachusetts Real Estate Investor Loans
Massachusetts has the oldest housing in the country and builds very little new, so most deals here start with a renovation and many end as a rental. We finance each stage: fix and flip loans for the purchase and the work, bridge loans while a property leases up, DSCR loans once it’s rented, and construction loans for the lots where new units still get built.
DSCR Loans in Massachusetts

Sized to the rent, not your tax returns. We ask one question: does what the property rents for cover the monthly payment, with room left over for you? That works the same on a single family rental, a two-family or a triple-decker. Up to 80% of value on a purchase or rate and term refinance, 75% on a cash-out, fixed for 30 years, and 1 to 4 unit rentals can close vacant or occupied.

We underwrite Massachusetts flips to the finished value: the scope, the budget, and the sales behind your number. We lend up to 90% of the purchase and 100% of the renovation, capped at 70% of what the property will be worth finished, and release renovation money as the work is done.

Buy now, refinance later
For the deal that can’t wait on a long-term loan. Buy the triple-decker with two empty units, lease it up, then refinance into a 30-year DSCR loan once the rent is in place. Or close on your next purchase before the last one sells.

Massachusetts is short on housing and slow to permit, which is exactly what creates the infill and teardown-rebuild opportunity for builders who can navigate it. Recent state reforms are opening capacity in markets that were closed to new supply for decades.

Where We Lend in Massachusetts
Hard Money Loans in Boston
Homes list near $870K, which leaves little room for profit on a standard flip. The deals that work create value the market can’t: a full gut renovation, an added unit, or a cash-out refinance on a building you already own. Our recent Somerville, Newton, Belmont and Milton closings below are that kind of deal. Greater Boston pulled fewer than 9,000 housing permits in 2024, down from about 15,000 in 2021, so a finished unit here faces little new competition.
Hard Money Loans in Worcester
Homes list near $475K and rents run about half of Boston’s, which is why investor money keeps moving west. A flip clears on a price a Boston flip never will. Rents softened this year, to about $1,530 in September, down 5.8%, so plan a hold on today’s rent, not last year’s.
Hard Money Loans in Springfield and the Gateway Cities
Springfield, Holyoke, Lowell, Lawrence, Fall River and New Bedford are deals you buy for the rent, not for prices rising. Small multifamily here earns 6 to 8% a year on its price from rent alone, enough for the rent to cover a DSCR payment with room left over. Fall River and New Bedford gained commuter rail to Boston in 2025 and are still priced as if they hadn’t.

Frequently Asked Questions
Does Conventus lend on triple-deckers and 2-to-4-unit properties in Massachusetts?
Yes. Two-to-four-unit properties, the triple-deckers common across Worcester, Springfield, Boston, and the Gateway Cities, are among the most common assets we finance in Massachusetts, on both fix-and-flip and DSCR terms. The multiple rent streams also make the DSCR ratio easier to clear than a single-family purchase at Massachusetts prices.
What loan products does Conventus offer Massachusetts investors?
We’re flexible based on your deal structure. Our four main categories are fix-and-flip and bridge loans for acquisition and rehab, DSCR loans for the rental hold, and ground-up construction financing. If these don’t fit your deal, reach out and we’ll put something together to get your deal financed.
Do you offer DSCR loans in Massachusetts, and where do they cash-flow best?
Yes. DSCR loans qualify on the property’s rental income, not your tax returns. They pencil most cleanly in the Gateway Cities, Worcester, Springfield, Lowell, and Fall River, where cap rates run roughly 6% to 8%. In Boston, where yields compress to 3.5% to 4.5%, DSCR is usually an appreciation play, and a well-bought two-to-four-unit is what makes the ratio work.
Is Conventus a hard money lender?
Conventus is a private real estate lender. Investors often use “hard money” as shorthand for fast, asset-based financing that qualifies on the deal instead of a W-2, and that is what we provide, with institutional backing, in-house underwriting, and a local Relationship Manager rather than a one-off broker.
Does a fix-and-flip loan cover the renovation budget, or just the purchase?
Both. A Conventus fix-and-flip loan finances the purchase and the rehab in one file, with the construction budget released in draws tied to completed work, so you are not carrying the renovation in cash or stacking a second lender.
Do I need a Massachusetts LLC to borrow?
These are business-purpose loans, so most clients borrow through an LLC, and we can typically close in the entity that holds the deal. We do not lend on owner-occupied primary residences.
Which Massachusetts markets does Conventus lend in?
Statewide. Activity concentrates where investor volume does, Greater Boston and Middlesex County, Worcester, the Springfield and Hampden County corridor, and the Gateway Cities of Lowell, Lawrence, Brockton, and Fall River, but we finance deals across Massachusetts.
How fast can you close in Massachusetts?
On investor timelines, not retail ones. As fast as 5-10 days on a clean fix-and-flip file. Speed comes from in-house underwriting and a Relationship Manager who works your file directly.
How do I get a quote or get started?
Call your local Massachusetts Relationship Manager at (800) 204-2705, or submit your deal through the lead form and we will follow up. Bring the address, the purchase price, and the rehab scope or the rent, and we can tell you how it structures.
