Maine Hard Money and Private Lender
for Real Estate Investors

DSCR, fix and flip, bridge and construction loans for investors in Portland, Lewiston, Bangor and across Maine, with one Relationship Manager from the first call to the final wire.

Maine Real Estate Investor Loans

Nearly one in four Maine homes was built before 1940, about twice the national share, and the state is still tens of thousands of homes short, so most deals here start with an old house that needs work and many end as a rental. We finance each stage: fix and flip loans for the purchase and the work, bridge loans to buy before the last deal sells, DSCR loans once it’s rented, and construction loans for the lots where new homes still get built.

Sized to the rent, not your tax returns. We ask one question: does what the property rents for cover the monthly payment, with room left over for you? That works on a single family rental in Bangor, a two-family in Portland or a Lewiston triple-decker. Up to 80% of value on a purchase or rate and term refinance, 75% on a cash-out, fixed for 30 years, and 1 to 4 unit rentals can close vacant or occupied.

We underwrite Maine flips to the finished value: the scope, the budget, and the sales behind your number. We lend up to 90% of the purchase and 100% of the renovation, capped at 70% of what the property will be worth finished, and release renovation money as the work is done.

Buy now, refinance later

For the deal that can’t wait on a long-term loan. Close on the next house before the last one sells, or buy a rental with empty units, lease it up, and refinance into a 30-year DSCR loan once the rent is in place.

Maine was about 38,500 homes short in the state’s own 2023 count, and a 2022 state law ended one-home-per-lot zoning across most of the state. That opens infill and added-unit projects for builders who can work through local permitting. Build to sell, or keep it and refinance into a 30-year DSCR loan once it’s rented.

Where We Lend in Maine

Hard Money Loans in Portland and Southern Maine

Homes around Portland sell near $615K and rent near $2,400 a month, so a year’s rent comes to less than 5% of the price. The deals that work add value the market won’t hand you: a gut renovation, an added unit, which state law now allows on most residential lots, or a cash-out refinance on a building you already own. Portland caps short-term rentals, so plan a hold on the long-term rent.

Hard Money Loans in Lewiston, Augusta and Bangor

Inland is where the rent does the work. Homes sell near $290K around Bangor and $345K around Lewiston and Auburn, while rents run about $1,500 a month in both cities, so a year’s rent is 5 to 6% of the price. That gap is what lets the rent cover a DSCR payment with room left over, and older two- and three-family buildings are the typical deal. Our Augusta and Old Town closings below are that kind of deal.

Hard Money Loans on the Midcoast and Down East

On the coast, the buyer you compete with is often buying a second home. Maine has the highest share of seasonal homes of any state, so a coastal flip gets finished for that buyer, and a hold has to work on long-term rent where towns cap short-term rentals, as Bar Harbor does. Our Southwest Harbor and Rockland closings below are coastal deals.

Frequently Asked Questions

Quick answers to questions you may have.

Does Conventus lend on 2-to-4-unit and multi-family properties in Maine?

Yes. Single-family and small multi-family, from Portland and Lewiston to the midcoast and Down East, are among the assets we finance in Maine, on both fix-and-flip and DSCR terms. Older coastal and central-Maine stock bought and held as a rental is common here, and the multiple rent streams on a small multi-family make the DSCR ratio easier to clear.

We’re flexible based on your deal structure. Our four main categories are fix-and-flip and bridge loans for acquisition and rehab, DSCR loans for the rental hold, and ground-up construction financing. If these don’t fit your deal, reach out and we’ll put something together to get your deal financed.

Yes. DSCR loans qualify on the property’s rental income, not your tax returns. They work most easily inland, in Bangor, Lewiston, Augusta and Old Town, where a year’s rent comes to roughly 5 to 6% of a typical home’s price. In Portland and on the coast, prices run higher against the rent, so a DSCR loan there leans on a well-bought property, more units, or more money down.

Conventus is a private real estate lender. Investors often use “hard money” as shorthand for fast, asset-based financing that qualifies on the deal instead of a W-2, and that is what we provide, with institutional backing, in-house underwriting, and a local Relationship Manager rather than a one-off broker.

Both. A Conventus fix-and-flip loan finances the purchase and the rehab in one file, with the construction budget released in draws tied to completed work, so you are not carrying the renovation in cash or stacking a second lender.

These are business-purpose loans, so most clients borrow through an LLC, and we can typically close in the entity that holds the deal. We do not lend on owner-occupied primary residences.

Statewide. Activity runs from Greater Portland and Lewiston in the south, through central Maine, Augusta and the Bangor area, to the midcoast and Down East coast, Rockland and the Mount Desert Island towns, but we finance deals throughout Maine.

On investor timelines, not retail ones. As fast as 5-10 days on a clean fix-and-flip file. Speed comes from in-house underwriting and a Relationship Manager who works your file directly.

Call your local Maine Relationship Manager at (800) 204-2705, or submit your deal through the lead form and we will follow up. Bring the address, the purchase price, and the rehab scope or the rent, and we can tell you how it structures.
