Position Description

Location: San Francisco
Required 4 days per week in the office (Mon-Thu)
Salary Range: $100,000-$125,00/year
The Associate, Capital Markets is an individual contributor who works closely with the Vice President to support the Company’s revenue via capital markets engagement, strategic analysis, and loan evaluation.
The common thread across the responsibilities of this role is helping the Company make better lending, capital allocation, and strategic decisions through rigorous evaluation and sound business judgment. This is a broad, high-exposure role that combines evaluating lending opportunities, capital market, portfolio and trend analysis, market intelligence-gathering and research, salesforce and counterparty engagement, support of loan financing and loan sale activities, and providing thoughtful quantitative work that helps executive management make informed business decisions.
It’s a unique combination. You’ll screen loans one hour and brief executive management the next. You’ll track investor appetite, model portfolio risk, identify market trends, understand the competitive landscape, and look for ways to make every process smarter. The breadth is what makes the role attractive to someone who truly enjoys engagement and collaboration and wants to develop expertise across capital markets, data analytics, credit, and strategy rather than becoming narrowly specialized. As priorities change with market conditions and business needs, the role provides variety while allowing the successful candidate to steadily develop expertise across multiple disciplines.
This role requires an active and outgoing nature, intellectual curiosity, strong analytical skills, and a desire to understand not only what, but why.
Responsibilities
Capital Markets
You won’t own trading operations, but you’ll understand the full process and participate meaningfully in evaluation and execution. Knowing how loans trade and why some loans execute better than others is essential context for making better lending, pricing, and capital allocation decisions. You will:
- Gain a thorough understanding of the Company’s loan trading process and participate in trade evaluation and execution.
- Analyze the Company’s pipeline and loan portfolio to support pricing, financing, and loan sale decision making.
- Develop an understanding of and monitor investor requirements, warehouse lender guidelines, and market conditions.
- Source, maintain, and expand relationships, anticipating and responding to the needs of investors, warehouse lenders, and other secondary market counterparties to support financing and sale activity.
- Analyze pipeline activity, warehouse financing, trades, payoffs, draw disbursements, and Company expenses as part of liquidity and capital planning.
- Analyze bids, spreads, and execution outcomes to support pricing decisions and maximize P&L.
Strategic Analysis
Management should be able to hand you a difficult business question with little direction and trust that you’ll return with a thoughtful, well-supported recommendation. You will:
- Conduct independent research and analysis of market conditions, competitors, portfolio performance, credit quality, financing structures, and industry trends.
- Respond to ad hoc requests from executive management by developing thoughtful, data-driven analyses and actionable recommendations.
- Monitor competitor pricing, lending strategies, and market activity to identify emerging opportunities and risks.
- Contribute to financial models and quantitative analyses to support strategic initiatives and business planning.
Loan Screening and Lending Opportunity Evaluation
One of the most critical activities in this role is getting in front of loan opportunities and making fast, thoughtful judgments about whether capital should be committed based upon your evaluation of credit quality, collateral, loan structure, and pricing. You will:
- Screen prospective loan opportunities, including an initial evaluation of credit, collateral, loan terms, and pricing, identifying key risks, structural considerations, and issues requiring further information and review.
- Internalize investor and warehouse lender requirements so that prescreening reflects current market execution realities, not just internal criteria.
- Help establish consistent, repeatable approaches to loan evaluation that improve the consistency, speed, and quality of lending decisions.
Process Improvement & Special Projects
The expectation isn’t just to use AI, but to lead by example in finding ways to make the team smarter and faster. You will:
- Help improve departmental workflows, analytical tools, reporting, and decision-support processes, including the use of AI, automation, and other technologies.
- Participate in special projects and strategic initiatives as business needs evolve.
Qualifications
- Experience in capital markets, private lending, warehouse lending, structured finance, mortgage banking, commercial banking, or a related field, with experience in residential transition lending strongly preferred.
- An understanding of risk pricing, collateral, credit, and financial fundamentals.
- Demonstrated the ability to independently research unfamiliar topics and synthesize findings into practical business recommendations.
- Comfort working across multiple disciplines and managing changing priorities.
- Excellent written and verbal communication skills and enjoy working directly with counterparties and internal stakeholders.
- Advanced Excel skills and comfort using AI and technology to improve analysis and productivity.
- Demonstrate exceptional intellectual curiosity.
- Display a focus on revenue and activities that create enterprise value rather than simply completing assigned tasks.
- Comfortably handle situations involving incomplete information or competing priorities.
- Utilize a collaborative style, but with the confidence to work independently and affirmatively take ownership of projects and tasks.
- Build credibility through thoughtful inquiry, reliability, and responsiveness.
- Maintain a strong sense of ownership and accountability for the quality of work and recommendations, performing at a high level even when under pressure.
