Arizona Real Estate Investor Loans
Arizona’s housing is young, so most flips here are a cosmetic renovation plus a roof or an air conditioner, not a gut job. Margins are thinner than they were and homes take longer to sell, so speed and the exit matter as much as leverage. We finance each stage: fix and flip loans for the purchase and the work, bridge loans to buy before the last deal sells, DSCR loans once it’s rented, and construction loans for the lots where new homes still get built.

We underwrite Arizona flips to the finished value: the scope, the budget, and the sales behind your number. We lend up to 90% of the purchase and 100% of the renovation, capped at 70% of what the property will be worth finished, and release renovation money as the work is done. With Arizona flips earning about half the national return this year, the resale number is the one we test hardest.

Sized to the rent, not your tax returns. We ask one question: does what the property rents for cover the monthly payment, with room left over for you? Phoenix rents are down about 3% this year as new apartments keep opening, so we size the loan to today’s rent, not last year’s. Up to 80% of value on a purchase or rate and term refinance, 75% on a cash-out, fixed for 30 years, and 1 to 4 unit rentals can close vacant or occupied.

Sell or refi to DSCR
Metro Phoenix permits for new single-family homes fell 18% in 2025, and since 2023 the state has stopped approving new subdivisions that rely on groundwater in parts of the Valley. Lots inside cities with a secured 100-year water supply, Phoenix among them, can still be built, which is where infill and small-builder projects make sense. Build to sell, or keep it and refinance into a 30-year DSCR loan once it’s rented.

Buy now, refinance later
For the deal that can’t wait on a long-term loan. Close on the next house before the last one sells, which matters when Phoenix homes take about 77 days to sell, or buy a small apartment building with empty units, lease it up, and refinance into a 30-year DSCR loan once the rent is in place.

Where We Lend in Arizona
Hard Money Loans in Phoenix and the East Valley
Greater Phoenix homes sell near $475K, down about 2% from a year ago, with more than four months of supply on the market. That favors buyers who can close quickly and price the resale honestly. Rents are falling as new apartments open, down about 3% in Phoenix and 2% in Mesa, so a rental in Mesa, Chandler, Gilbert or Tempe has to work at today’s rent. Our recent Phoenix and Chandler closings below run from a $300,000 rental refinance to a $6.3 million ground-up project.
Hard Money Loans in Scottsdale
Scottsdale rents held flat this year, near $1,690, while Phoenix and Mesa fell. The city now licenses more than 3,000 short-term rentals, and each needs a city license, renewed every year, before it takes a booking. Our recent Scottsdale closings below are a townhome flip and a cash-out refinance on a 2-to-4-unit rental.
Hard Money Loans in Tucson
Tucson-area homes sell near $356K, about $120,000 below Greater Phoenix, and Tucson rents held flat this year near $1,050 while Phoenix’s fell. A lower entry price leaves more of a flip’s budget for the work. We lend across southern Arizona too, as our Yuma closing below shows.

Frequently Asked Questions
Does Conventus lend on 2-to-4-unit and small multifamily properties in Arizona?
Yes. Two-to-four-unit properties and small apartment buildings, from the Phoenix suburbs to Tucson, are among the assets we finance in Arizona, on both fix-and-flip and DSCR terms. The multiple rent streams on a small building make it easier for the rent to cover the payment than on a single-family home at the same price.
What loan products does Conventus offer Arizona investors?
We’re flexible based on your deal structure. Our four main categories are fix-and-flip and bridge loans for acquisition and rehab, DSCR loans for the rental hold, and ground-up construction financing. If these don’t fit your deal, reach out and we’ll put something together to get your deal financed.
Do you offer DSCR loans in Arizona, and where do they cash-flow best?
Yes. DSCR loans qualify on the property’s rental income, not your tax returns. With Phoenix rents down about 3% this year as new apartments open, we size the loan to the rent the property earns today. Rents held flat in Scottsdale and Tucson while they fell in Phoenix and Mesa, so the same price buys steadier rent in some cities than others.
Is Conventus a hard money lender?
Conventus is a private real estate lender. Investors often use “hard money” as shorthand for fast, asset-based financing that qualifies on the deal instead of a W-2, and that is what we provide, with institutional backing, in-house underwriting, and a local Relationship Manager rather than a one-off broker.
Does a fix-and-flip loan cover the renovation budget, or just the purchase?
Both. A Conventus fix-and-flip loan finances the purchase and the rehab in one file, with the construction budget released in draws tied to completed work, so you are not carrying the renovation in cash or stacking a second lender.
Do I need an Arizona LLC to borrow?
These are business-purpose loans, so most clients borrow through an LLC, and we can typically close in the entity that holds the deal. We do not lend on owner-occupied primary residences.
Which Arizona markets does Conventus lend in?
Statewide. Activity concentrates in Greater Phoenix, including Scottsdale, Mesa, Chandler, Gilbert and Tempe, and in Tucson, but we finance deals across Arizona, from Sedona to Yuma.
How fast can you close in Arizona?
On investor timelines, not retail ones. As fast as 5-10 days on a clean fix-and-flip file. Speed comes from in-house underwriting and a Relationship Manager who works your file directly.
How do I get a quote or get started?
Call us at (800) 204-2705, email Lauren Smith, your Arizona Relationship Manager, at lsmith@cvlending.com, or submit your deal through the lead form and we will follow up. Bring the address, the purchase price, and the rehab scope or the rent, and we can tell you how it structures.
